As we’ve all noticed living in town Atlanta, the inventory of homes for sale is extremely low which in turn means, if you’re contemplating selling, now might be the perfect time! If priced right, not only will your home most likely be on the market for fewer days, but the odds of receiving multiple offers may increase which could drive up your sales price. And what seller doesn’t want a higher sales price? As a seller, your goal is to sell your home as soon as possible at the highest price possible. In order to accomplish that goal, even in a low inventory market, there are items you need to do even before listing.
Make sure your home is sale ready before listing it on the market.
*Any items you were planning to do anyway like painting interior or replacing carpet should be done before listing. It’s amazing what a fresh coat of paint can do to approve not only your home’s appearance, but it's value without breaking the bank.
*Curb appeal really matters!!! Many buyers won’t make it inside your house if the outside does not appeal to them. First impression is everything here. Make sure you spruce up the lawn, weed, trim shrubs plant flowers and do any exterior repairs to spruce it up. A fresh welcome mat is always an inviting touch too!
*Depersonalize your home by creating a neutral environment. Do this by removing any objects that reflect your own personal choices and lifestyle.

*Clean your house like you’ve never cleaned before. If you can afford it, hire a professional service to do a deep cleaning to your home. It’s money well spent since a clean home gives the impression that the property has been well maintained.
*If at all possible, put your house on the market during the spring or fall, when the most buyers are home searching. Keep in mind that the longer your house sits on the market, the less likely you are to get the best price.
*When determining a price, do your homework. The Home Team will provide comparable homes sales in your area to determine the accurate price point to sell your home quickly. While we all want to get the maximum amount for our home, over pricing will cause the home to sit on the market even in a hot market. When a home sits on the market, buyers tend to question why which usually lends itself to a lower offer price when an offer is finally made.
*Have professional pictures taken of your home. I can’t tell you how many times I’ve gone on line to preview a house for a client and the pictures taken were horrible. Many times pictures determine whether or not a home is shown. It’s crucial that they highlight the best features of your home.
